One of the most common questions I hear from buyers relocating to southeastern North Carolina is simple but loaded:
“Should we live in Wilmington, or should we look across the river at Leland?”
Both communities sit along the Cape Fear River. Both offer coastal access, mild winters, and proximity to beaches, healthcare, and employment centers. But when buyers move beyond surface-level similarities and examine cost, growth, and long-term livability, the differences become clearer.
This comparison is not about preference. It’s about value.
What the Numbers Say About Home Prices
Wilmington has long been the economic and cultural hub of the Cape Fear region. That popularity has helped push home prices higher, particularly in historic neighborhoods, downtown districts, and areas closer to Wrightsville Beach.
According to Zillow market data, as of late 2025, Wilmington’s median home value sits in the mid-$430,000 range, with limited inventory continuing to apply upward pressure on pricing (Zillow Research, 2025).
Leland tells a different story.
Across the river in Brunswick County, median home values in Leland trend lower, generally falling in the high $370,000 to low $390,000 range, depending on neighborhood and construction type (Zillow Research, 2025). Much of that inventory consists of newer construction, which often includes modern layouts, energy efficiency, and larger square footage.
For many buyers, that price difference translates into more space, fewer immediate repairs, and a lower monthly cost without sacrificing access to Wilmington amenities.
Why New Construction Shifts the Value Equation
One of Leland’s defining features is the availability of planned residential development. Communities such as Compass Pointe and Mallory Creek were designed to meet modern demand, with infrastructure, utilities, and amenities built in from the start.
In Wilmington, many homes date back decades. While that historic character appeals to some buyers, it also introduces higher maintenance costs and renovation timelines that aren’t always obvious at purchase.
From a value perspective, newer construction reduces uncertainty. Buyers often prioritize predictability, especially in a market shaped by rising insurance premiums and repair costs.
Taxes and Insurance: The Long-Term Cost Most Buyers Miss
Purchase price is only the beginning of the cost of homeownership.
Property tax rates in Brunswick County are lower than those in New Hanover County, which directly impacts annual housing costs (Brunswick County Tax Administration, 2025; New Hanover County Tax Department, 2025). Over time, that difference compounds.
Insurance costs also vary by location. Inland Leland neighborhoods are often positioned outside FEMA-designated high-risk flood zones, which can reduce required flood insurance premiums compared to coastal or river-adjacent Wilmington properties (Federal Emergency Management Agency, 2025).
For buyers thinking long-term, these factors often matter more than an initial list price.
Growth Trends Favor Leland
Brunswick County has been identified repeatedly as one of the fastest-growing counties in North Carolina. According to the North Carolina Office of State Budget and Management, Brunswick County continues to post some of the highest population growth rates in the state, driven by in-migration and residential development (NC OSBM, 2025).
Infrastructure investment has followed that growth. Expansion along US-17, utility upgrades, and planned commercial development continue to support residential demand in Leland and surrounding communities (Brunswick County Planning Department, 2025).
Wilmington remains stable and desirable, but its growth is geographically constrained. Leland’s development pipeline reflects future capacity rather than saturation.
The Commute Reality
A common misconception is that living in Leland creates a difficult commute into Wilmington.
In practice, many Leland neighborhoods sit within a 15–20 minute drive of downtown Wilmington, UNCW, and major medical centers, depending on traffic patterns and time of day. As road improvements and traffic management projects continue, accessibility has steadily improved (NCDOT, 2025).
For buyers balancing affordability and convenience, this proximity often becomes a deciding factor.
Lifestyle: Density vs. Breathing Room
Wilmington appeals to buyers who value walkability, nightlife, and proximity to cultural institutions. Leland appeals to those seeking space, newer housing, and a quieter residential rhythm.
Neither option is inherently better. The difference lies in how buyers prioritize daily life.
Understanding that distinction early helps prevent buyer’s remorse later.
